Once you have found a property you would like to rent from this agency, kindly visit our office at 19 Hoghton Street, Southport, PR9 0NS to obtain and complete the required Tenant Application Forms.

No offer of tenancy will be made or inferred until such time as satisfactory references are received.

APPLICANTS CRITERIA: Minimum of 21 years old, Full names of all occupants over 18, Employed or have a Guarantor, Have held a UK Bank Account for over 2 years, Provide Acceptable Identification and Confirmation of Address.

GUARANTORS CRITERIA: Must be a Home Owner, Employed Full Time, Have held a UK Bank Account for over 2 years, Provide Acceptable Identification and Confirmation of Address. 

We will obtain the following from each named Applicant/Guarantor

  • Employment Reference
  • Bank Reference
  • Landlord Reference (if applicable)
  • Any other reference that the Company or Landlord thinks fit
  • Identification (from list provided)
  • Confirmation of Address (from list provided)
  • Land Registry Search to ascertain Home Ownership (applicable to Guarantors)

Should the above not be satisfactorily received, or should any of the following apply, then a Guarantor will be required before an application can be considered

  • If any applicant is in receipt of any Benefits (to name a few - Housing Benefit, Housing Allowance, Disability Benefit, Working Family Tax Credit)
  • For any other reason that the Company and or Landlord thinks fit

 

  

TENANT FEES

Tenant Application Fee

£20 non-refundable per applicant

 

Guarantor Application Fee

£20 non-refundable per applicant

Bank Reference fee

Your Bank will normally charge your account a fee of between £8 - £15 for the production of a reference.  Please enquire with your Bank in respect of this charge.

 

Rent arrears

If it becomes necessary to write to you in respect of rental arrears a charge of £20 will be made on each occasion if more than two letters are sent in any twelve month period.

 

Unpaid/returned payments

£24 per occasion

Management Inspection Fee

If pre-arranged access is not available a fee of £20 per visit

Future Landlord Reference Fee

No fee charged.

Insurance

It is the responsibility of the tenant to insure their own contents/personal effects.  The landlord is responsible for the building and their fixtures and fittings

Deposit

Each circumstance will be individual and details of any deductions (if applicable) will be detailed at the expiry of the tenancy once the exit inspection has been undertaken.  Deposits will be held with the Deposit Protection Service (‘DPS’).

 

Court Fees

If County Court proceedings are taken by the Landlord against the Tenant for any reason arising under the tenancy then the Tenant shall be responsible for all legal and other costs and expenses reasonably and properly incurred by the Landlord and/or agent which shall include any fees for attendance at court by the Landlord and/or the agent.  Costs dependent on each individual case.
